We know the housing stock in G74.

Engineer explaining boiler controls to a customer in East Kilbride

1950s and 60s terraces and semis. Gravity-fed open-vented systems are common, along with surviving back boilers and cylinders in the airing cupboard.

Early new-town stock, including no-fines concrete construction that needs care when core-drilling a new flue. Conversions are the most frequent job here.

Later builds on sealed pressurised systems. Usually straightforward like-for-like swaps, sometimes with a cylinder worth upgrading to unvented.

Typical layoutsTwo and three-bedroom semis and terraces with the cylinder in an upstairs cupboard and tanks in the loft.
Heating considerationsGravity-fed open-vented systems, surviving back boilers behind living-room fires, and 15mm gas runs that usually need upsizing to 22mm.
Construction noteNo-fines concrete through parts of the Murray and East Mains. It needs the right kit and a careful hand when core-drilling a new flue.

Postcodes coveredG74, plus the surrounding villages

G74 covers the older, central and northern half of East Kilbride, and it contains the widest mix of heating systems in the town. Calderwood, The Murray and St Leonards were among the first neighbourhoods built after the new town was designated in 1947, and a great many of those homes are still on their original layout. Over 30 years in the boiler industry, most of it on G74 streets, is what turns that into a price rather than a guess.

That matters because it tells us what to expect before we arrive. A terrace in the Murray is likely to be on a gravity-fed open-vented system with a cylinder upstairs and tanks in the loft. A semi in East Mains may well still have a back boiler behind the living-room fire. A house in Stewartfield, built decades later, will usually be on a sealed system where a swap is straightforward.

Being based here rather than covering Glasgow generally is the practical difference. When someone in Calderwood loses heating on a January morning, we can be there quickly, and we are carrying the combi sizes those houses actually take.

The four systems we find in G74

Nine out of ten quotes we send in G74 fall into one of four categories. Knowing which one you have is usually enough to price the job without a home visit.

    • Open-vented gravity systems: cylinder upstairs, one or two tanks in the loft, hot water on a timer. Common through Calderwood and the Murray, and the prime candidate for a combi conversion.
    • Back boiler systems: boiler behind the living-room fire. Still surprisingly widespread in East Mains and St Leonards. Roughly half the efficiency of a modern condensing unit.
    • Sealed system boilers: a cylinder but no loft tanks, on a pressurised circuit. Typical of Stewartfield. Swaps are usually a straightforward few hours.
    • Existing combis: already converted, often ten to fifteen years ago. A like-for-like replacement here is the simplest job we do.

    Emergency callouts in G74

No heating in a Scottish January is not something that waits for a convenient appointment. Because our vans are based in East Kilbride and carry the common combi sizes, we can usually reach a G74 address quickly and, where the unit is a standard size, install the same day.

If we can safely get you running with a temporary fix while a new boiler is ordered, we will do that first and it costs nothing extra. Nobody should sit in a cold house because a part is a day away.

Mark the form urgent if you have no heating at all. Those enquiries are prioritised, and we can triage from your description.

    What it costs in G74

Prices are the same across the whole town. We do not charge more for one postcode than another. What moves the figure is the type of system you are starting from, not where you live.

A straight combi swap in a G74 flat or terrace starts at £1,299. A three or four-bedroom semi typically lands between £1,495 and £1,835. A full back-boiler conversion, which is the most common larger job in this postcode, starts at £1,695 and usually takes a day.

We quote the same price for a house in Calderwood as for the identical house in Westwood. Postcode-based pricing is a habit of national firms, not local ones. Many years in business here, and over 6000 happy East Kilbride customers, is what that comes down to.

    Local access and installation notes

    Parking and access

Most G74 streets are kerbside with no restrictions, so the van can usually get close. Where a close or a shared drive is involved we agree access before the day.

    Flue clearances

Semi gables and four-in-a-block properties need care over boundary distances and opening windows. We check the termination point when we quote, not on the morning.

    Condensate routing

A condensate run on an exposed north wall is the single most common cause of a January lockout. We route internally where we can and insulate where we cannot.

    Existing radiators

Old steel radiators in gravity-fed systems hold decades of sludge. We flush and install a filter as standard, and will tell you honestly if a radiator is past saving.

    Working around you

Water and gas go off for most of the working day. Tell us if anyone in the house is elderly, very young or unwell and we will leave temporary heating.

      Questions We Get Asked

      Straight Answers

      Which areas does G74 cover?

G74 covers the northern and central parts of East Kilbride, Calderwood, The Murray, St Leonards, East Mains, Stewartfield, Nerston, College Milton and the surrounding streets. G75 covers the south of the town.

Are you actually based in East Kilbride?

Yes. Our vans are based in the town, not in Glasgow with a local-looking address. That is why we can reach a G74 address for a no-heating call quickly rather than at the end of a day's route.

Do you charge more for certain postcodes?

No. A house in Calderwood is quoted exactly the same as the identical house in Westwood. Postcode-based pricing tends to be a national-firm habit; what actually changes the figure is the system you are starting from.

How quickly can you get to a G74 address?

For a no-heating emergency we prioritise the enquiry and will tell you honestly when we can be there. For a booked replacement, straight swaps are usually the quickest to schedule, with conversions and system changes needing a little more notice.

What kind of heating system will my Murray house have?

Most likely an open-vented gravity system, a cylinder in the airing cupboard, one or two tanks in the loft and hot water on a timer, or a back boiler behind the living-room fire. Both are strong candidates for a combi conversion.

Do you work on no-fines concrete properties?

Yes, and it matters. A good deal of early new-town stock in the Murray and East Mains is no-fines concrete construction, which needs care and the right equipment when core-drilling a new flue. We price and plan for it rather than discovering it on the day.

Can you replace a back boiler in East Mains?

Yes, it is one of the most common jobs we do in that part of G74. The fire and boiler come out, the chimney is capped and vented, the cylinder and loft tanks are removed and a new combi goes in. From £1,695, and usually a day.

Do you cover Stewartfield and Nerston?

Yes, both, along with College Milton. Stewartfield properties are generally later builds on sealed systems, so replacements there tend to be straightforward single-day swaps.

Do you handle landlord gas safety certificates?

Yes. We carry out landlord gas safety checks across G74 and can put multiple properties on the same annual renewal date to make them easier to manage.

What boilers do you install in G74 homes?

Worcester Bosch, Ideal, Navien and Vokera. For a typical three-bedroom G74 semi with one bathroom, a 24 to 28kW combi is usually right. We size on radiators and bathrooms rather than bedrooms, because oversizing is the most common mistake we get called out to correct.

      How can I pay?

The boiler is paid for in full before installation. You then pay the gas engineer their fee directly, once the work is finished. Most of our customers pay by credit or debit card, which is the quickest way, and we also accept secure bank transfer. We do not offer finance.

Will you take the old boiler away?

The old boiler and all packaging leave with us at no extra cost, recycled through a licensed waste carrier. A tank in the loft is usually drained and left in place, because removing it can cause a lot of damage and disruption to hallways and staircases. Where a tank or cylinder sits in a hall cupboard and can be removed easily, we take it away free of charge.

Can I get a quote without a home visit?

Yes — that is how every G74 quote is done. The housing stock follows a handful of new-town patterns, so a few questions are enough. Where we need to see something specific we will ask for a photo.

Do you cover areas outside East Kilbride?

Yes, Blantyre, Hamilton, Busby, Clarkston, Eaglesham, Strathaven and Rutherglen, in addition to every G74 and G75 street.

Are the engineers Gas Safe registered?

Yes. They are independent Gas Safe registered engineers rather than employees, and they carry their Gas Safe ID card and will show it at the door, please do ask. Your installation is notified to Gas Safe and Building Standards, and the certificate is emailed to you.
