What size boiler does a 3-bed East Kilbride semi need?

The most common question we are asked in East Kilbride, and the one most often answered badly: what size boiler do I need? The short version is that bedrooms have very little to do with it. Radiators and bathrooms have almost everything to do with it.

Why the bedroom rule is wrong

The habit of sizing by bedrooms comes from sales scripts, not from heating engineering. A three-bedroom house with small rooms, modern glazing and reasonable insulation may need substantially less output than a two-bedroom house with high ceilings, single glazing and solid walls.

What a boiler has to do is replace the heat your house loses. That is a function of wall construction, glazing, floor area and exposure — not how many beds are upstairs.

Count the radiators instead

A rough working method that gets close for most East Kilbride homes: add up your radiators, allow roughly 1.5kW for each standard double panel and about 1kW for each single, then add capacity for the hot water demand.

For a typical three-bedroom semi in Westwood or Calderwood with eight to ten radiators and one bathroom, that lands you at a 24–28kW combi. Add a second bathroom or an en-suite that gets used at the same time and 30–32kW starts to make sense.

The real cost of oversizing

Oversizing is the single most common mistake we get called out to correct, and it is worth understanding why it is a problem rather than simply harmless headroom.

A boiler that is too powerful for the system reaches its target temperature quickly, shuts down, then fires again a few minutes later. That is called short-cycling. Every ignition cycle causes wear, so components fail sooner. It also keeps the boiler out of condensing mode for much of its running time, which is precisely where the efficiency gains come from.

The result is a boiler that costs more to buy, more to run, and wears out faster. Bigger is not safer; it is just bigger.

When a combi is the wrong answer

Combis suit the majority of East Kilbride homes, but not all of them. If two showers are genuinely used at the same time each morning, no combi will keep both happy, because a combi heats water on demand and there is a hard limit to the flow rate it can raise to temperature.

In that situation a system boiler with an unvented cylinder is the better answer. It stores hot water at mains pressure and delivers full flow to several outlets at once. We recommend this regularly in the larger Lindsayfield, Jackton and Stewartfield properties, even though it is the less profitable route for us.

What actually decides it in an East Kilbride home

The honest summary: count your radiators, count your bathrooms, and think about whether two of them are ever used at once. That gets you to the right answer far more reliably than counting bedrooms.
