A twelve-year warranty sounds like twelve years of not thinking about it. It is not, quite. Almost every manufacturer offering a long warranty makes it conditional on the boiler being serviced annually by a Gas Safe registered engineer, and on you being able to prove it. That applies to every East Kilbride home we look after, in G74 and G75 alike.
Miss a service, or lose the paperwork, and a manufacturer is within its rights to decline a claim on an expensive component. We have seen it happen, and it is an avoidable way to lose several hundred pounds.
What the warranty actually requires
The specifics vary slightly by brand, but the common requirements are consistent:
- A service every twelve months, within a window either side of the installation anniversary
- The work carried out by a Gas Safe registered engineer
- The service record completed — usually the Benchmark logbook that came with the boiler
- The original commissioning record intact and completed at installation
That last point catches people out on second-hand purchases. If you bought a house with a boiler still under warranty, ask the seller for the Benchmark book. Without the commissioning record, transferring the remaining cover can be difficult.
What a proper service includes
A service is not a visual glance and a sticker. A thorough one costs £95, takes the best part of an hour, and should include:
- A flue gas analysis, with the readings recorded — this is the single most informative test
- Checking gas pressure and flow rate against the manufacturer specification
- Removing and cleaning the burner and heat exchanger where the manufacturer specifies it
- Checking the condensate trap and drainage run
- Inspecting seals, the case seal and the flue for integrity
- Checking system pressure, the expansion vessel charge and the pressure relief valve
- Testing all safety devices operate correctly
- Completing the Benchmark record and leaving you a copy
If an engineer is in and out in fifteen minutes without a flue gas analyser, you have not had a service. Ask to see the analyser readings — any competent engineer will be glad to show you.
The expansion vessel is the one people forget
Worth singling out. A large share of the pressure-loss complaints we attend come down to an expansion vessel that has lost its charge, not a leak at all. Recharging it is a straightforward part of a proper service, and doing it prevents the slow pressure drift that has people topping up the system every fortnight.
What to keep, and where
Keep the Benchmark logbook with the boiler paperwork, and photograph each completed page after every service. If the physical book goes missing during a house move, photographs of the completed records have been accepted by manufacturers before now.
Also keep your original Building Standards certificate and the Gas Safe notification from the installation. Together with the service records, that is the full evidence trail a manufacturer will ask for, and the one we help every East Kilbride customer keep straight.
A practical note for East Kilbride landlords
A landlord gas safety check (CP12) and an annual boiler service are not the same thing. The safety check is a legal requirement covering safety; the service is a maintenance procedure covering condition and efficiency, and it is what the warranty depends on.
